THE IVY, the premium residential project developed by SPEEDWELL in Băneasa, announces the handover of the third building and continues construction work on the fourth

SPEEDWELL, a premium developer active in Romania and Poland, announces the completion and handover to owners of the third building developed, commercially named C5, within THE IVY residential complex, located near the Băneasa forest. Delivery consolidates this development, built with discipline and real sustainability, designed for quality living and value retention over time, while also contributing to the diversification of the offer of new apartments in northern Bucharest, reaffirming the dynamics of the apartment sales segment in Băneasa, an area that continues to attract interest both from a residential perspective and for long-term residential investments.

Developed as a gated residential community on a plot of over five hectares, THE IVY has become one of the most desired residential projects in northern Bucharest, offering a mix of facilities dedicated to everyday life, lush green spaces, pedestrian walkways, and a children’s playground. The project benefits from quick access to Băneasa Forest and to the main shopping centers in the area, offering a wide variety of retail and service options, as well as good connectivity to the city, in an efficient urban mobility model.

The proximity to the future Tokio subway station, part of the M6 line, scheduled to open in 2028, will facilitate quick access to the central areas of the city, reducing the daily time spent by residents commuting between home and office. At the same time, the project offers an alternative to the obvious congestion on the apartment market in Pipera, responding with a greener, airy and quieter proposal.

The investment in the development of the third building was €27.3 million, half of which was secured through a financing agreement with Garanti BBVA. The total budget allocated to the entire complex amounts to €160 million, the project being planned to feature over 800 apartments.

Currently at the end of the handover process, the C5 building includes 128 apartments, ranging from 54 to 121.6 square meters, and 173 parking spaces. Last September, SPEEDWELL began work on the fourth building of the project, C8, which will deliver 64 residential units, bringing the project to half of the total scheduled number of apartments. Structured on six floors, the new building also has two-, three-, and four-room apartments available, with usable areas ranging from 53 to 115.4 square meters. Construction is expected to be completed by the end of 2026, while the apartments are scheduled to be handover in the second quarter of 2027.

THE IVY – a long-term investment based on sustainability values

SPEEDWELL designed THE IVY to meet optimal sustainability requirements, in line with the company’s Environmental, Social, and Governance (ESG) strategy. The building is Green Homes certified by the Romania Green Building Council, an internationally recognized certification system that evaluates the building’s energy performance, indoor environmental quality, and impact on operating costs and resident health. The same sustainability principles and standards are also applied to the building under development.
